The Purdy family has run cattle and cut hay in this valley for four generations. We speak the language because we live it.

Ranch sales are their own discipline. Water rights and irrigation, grazing leases and carrying capacity, fencing, outbuildings, timber value, mineral rights, access easements, and agricultural tax status all move the number, and most of it never shows up in listing photos.

Our roots are on the Purdy Ranch outside Eureka. Russell was raised on a dairy and cattle operation, Nathan grew up on the ranch and specializes in ranch and lakefront property today, and Joe has worked land management in this county since before he was licensed in 1984. When we walk a property with you, you get a rancher's read, not a brochure.

We handle everything from full working ranches to 20-acre ranchettes with a barn and good water. And because we keep a book of ranch buyers, sellers often reach them without a public listing.

How do water rights work in Montana?

Montana water rights are use-based and attach to the land through a state claim process. On any ranch we show you, we will pull the claims, explain priority dates in plain language, and flag anything that needs a water-rights attorney before closing.

What is non-qualified agricultural land?

A Montana tax classification for parcels between 20 and 160 acres that are not actively farmed for qualification. It changes the property tax bill, and it matters when you buy or subdivide. We will show you exactly how a parcel is classified.

Can you find ranches that are not publicly listed?

Often, yes. After four generations here, we usually know who is thinking about selling before a sign goes up. Tell us the size and country you want.
