Just show up

Come any time inside the window listed. Bring the family, bring the dog question, bring a tape measure if you are the measuring type.

Bring your agent, or do not

If you are already working with an agent, bring them. If you are not, we can answer everything and there is no obligation either way.

Look past the staging

Ask about the well, the septic, the road in February, the roof age, what the neighbors are like. We live here. We will tell you straight.

About open houses out here

Do I need to register or RSVP?

No. Walk in during the posted hours. We usually have a sign-in sheet so we can follow up if you want us to, but nobody is required to fill it out.

Can I make an offer at an open house?

You can start the conversation there. A written offer takes a little paperwork, and we can usually have it drafted the same day if you are serious about the property.

What if I cannot make the date?

Call the office at (406) 297-6871 and we will show you the property privately, often within the same week. Evenings and weekends are fine.

Why are there so few open houses in Northwest Montana?

Rural listings draw fewer walk-in buyers than a subdivision in a city does, and a lot of our buyers are out of state, so most showings here are scheduled. When a property suits an open house, we hold one and post it here.

How do I hear about the next one?

This page is the calendar, and it updates as soon as one is scheduled. You can also ask us to put you on listing alerts and we will call or email you when something fits what you are after.

Cannot make it to an open house?

We will walk you through the property privately, or by video if you are out of state. Most showings happen within a few days of the call.
