Financing

Good to know

Is this an official pre-approval?

No. It is a guideline estimate using a 36% debt-to-income ratio. A lender will look at your credit, income history, and the property itself. We are glad to point you to lenders who know Northwest Montana.

Does land financing work differently?

Usually yes. Bare land often needs a larger down payment and different loan terms than a home. If you are buying acreage, ask us about lenders who do land and construction loans in this area.

What rate does this calculator use?

It preloads the current national average 30-year fixed rate (6.67% as of the latest Freddie Mac survey), refreshed from public data. Your actual quote depends on credit, down payment, and property type.

How much should I budget beyond the mortgage payment?

Property taxes and insurance are the usual additions, and rural properties add their own line items: well and septic maintenance, propane, snow removal, and road association dues where they apply. Our listing pages include state-assessed values and taxes from public records so you can estimate honestly.
