Bare land looks simple in photos and is anything but. What a parcel is really worth turns on questions the listing rarely answers: Where does water come from and how deep are the neighbors' wells? Will the county approve a septic system? Is the access deeded, seasonal, or shared? What did the last timber cruise say? What can you legally build?

When we evaluate a parcel with you, we read the land itself: aspect, drainage, timber health, fire history, and how the snow load and spring melt will treat your building site.

Before you buy acreage

How do I know if a parcel has water?

We check state well logs for the surrounding parcels to see depths and flow rates, and we tell you honestly when an area is known for dry or deep holes. Well risk is negotiable if you know it exists before you offer.

Can I subdivide land I buy?

Depends on county subdivision regulations, sanitation approval, and access standards. If subdividing is part of your plan, say so up front and we will confirm feasibility before you spend money.

Is owner financing common on land?

More common than with homes, especially on larger parcels held free and clear. We will ask every seller. It never hurts, and it sometimes makes the deal.
